Stage 1: Preliminary Concept Review

  • Preparing a design brief by performing client consultation to capture project requirements and aspirations.

  • Preparing Development Application Ready Designs by engaging relevant authorities and consultants for compliance.

  • Analysing the site together with the conceptual floor plans and elevations to develop a client-involved concept finalization.

  • Preparing drawings and paperwork for local authority development application submission.

  • Obtaining Development Approval by communicating with and attending meetings required by the local authority.

  • Efficiently managing all consultants and SDA-related matters.

Stage 3: DA Approval

In Stage 3, we take charge of securing Development Approval (DA) by efficiently lodging the application. Both Pulse and the Building Designer actively respond to any client or council queries, and we readily attend meetings with the council as needed. Our dedicated approach ensures a smooth approval process, paving the way for a seamless transition to the construction phase.

Stage 4: Working Documentation and Construction

As we proceed into Stage 4, we enter a pivotal phase that brings us closer to turning visions into reality. Working Documentation and Construction entail meticulous planning, coordination, and execution to ensure the project's success. The steps involved in this stage include:

  • Refining the design with the Building Designer, maintaining design integrity, and incorporating construction requirements.

  • Preparing Preliminary Working Drawings, including site plans, floor plans, elevations, sections, details, roof plans, and electrical plans, for documentation completion.

  • Coordinating and integrating consultant designs into the working documentation.

  • Collaborating with the builder and client to finalise working drawings, ensuring room layouts and specifications meet project needs.

  • Overseeing the certification and compliance process.

  • Managing the various external consultants and documentation required.

  • Reviewing and providing input into the specification and finishes.

  • Overseeing the tender process for construction and assisting with construction contract negotiations.

  • Performing due diligence checks on the builder and providing the client with a copy of the builder's insurance.

  • Coordinating the build certification process.

  • Preparing interior and exterior finishes, considering market and client preferences.

  • Assist with establishing new services as required.

  • Liaising with the consultant team to address queries raised during construction.

  • Conducting site inspections during construction.

  • Providing regular monthly progress reports to keep clients informed and ensure a transparent construction process.
